We’ll get to work finding a list of properties that meet your budget, location, and size criteria. Because we’ve been doing this for so long and have a large network within the St. Louis area, we can often find properties that haven’t hit the market yet. After reviewing all of the options with you, we’ll schedule in-person property tours so we can walk through the locations you like to see if you’d like to move forward and submit an application for any of them.
Once your application is accepted for a particular property, things will move quickly. We’ll begin by bringing a lawyer on board to review all of the contract documents and align on terms with the seller’s team. Once both parties have agreed to the terms of the sale, the inspection period begins. You’ll have an opportunity to bring in as many inspectors as you’d like to ensure the property’s structure, components, and exterior don’t have any major issues that need to be addressed by the seller.
After we’ve taken care of anything that came up during the inspection period and you’ve secured the funds needed for the purchase (either through a lending company or your financial institution), we can move forward with closing the sale. After a final walkthrough of the property, both parties will sign a series of documents transferring ownership from the seller over to you. This is typically done at your lawyer’s office. Once all of the paperwork is complete, you’ll get your keys and officially own the property!
